Re:
John Burke, property at Castletownbere, Co. Cork.
Dear
James,
Further
to your letter dated the 12th of June last, I now wish to
reply as follows:
1.
The Local Authority will insist on the entire development being
completed in an agreed phased manner, and it is expected that if
permission is granted such a conditions will be attached.
2.
The original proposal was that a management company would operate the
swimming pool and that each householder would have a say in the running
of the pool. However, it now appears that other interests in the
locality such as hotels, guesthouses etc. also want to ensure that this
pool remains open all year around and a definite decision has not been
arrived at. Where as various options are being examined, one such option
being that the pool would be run by a separate company and there would
be shared holding held in that company by a wide range of interests.
There is nothing concrete decided on as of yet, the developers are
exploring the options that would satisfy all and if Mr. Jordan or Mr.
Noonan has any proposal to make in this regard, the developers would
gladly listen.
All
we can say at the moment is that it is envisaged to be opened on a year
around basis. It has been clearly shown by survey that there is adequate
demand for it, between the local schools, Bord Iascaigh Mhara, the local
tourism trade and because these houses will be marketed on the basis of
having facilities available, then the pool by necessity will have to
remain open on a year around basis.
3.
With regards to the open spaces shown on the planning application, there
are numerous open spaces shown. The developer at this point of time has
no definite plans, however it was clearly indicated to Mr. Jordan at a
recent meeting by the Project Manager, Mr. Murphy that he himself
intended in having a holiday house here, as he is unable to utilise one
of the holiday cottages. At the meeting with Mr. Jordan, an undertaking
was given to Mr. & Mrs Jordan that any future application would be
discussed with them prior to submission.
It
was also discussed that a marina might be beneficial to the overall site
and it was felt that Mr. Jordan was in agreement with this.
4.
The sewage treatment plant has been designed by specialist sanitary
engineering firms who have designed the plant in accordance with all
regulations and have dealt with any query that has been raised by the
Local Authority to date.
Should
you have any queries on same, please do not hesitate to contact me.
Yours
sincerely,
