REFUSE permission for the above proposed development based on the reasons and considerations set out below

"The site is located in a scenic, unserviced rural area, remote from the built-up area of Castletownbere.  The proposed development would, by reason of its nature and large scale, contravene the policy objectives of the current Development Plan for the area in relation to tourism development (which policy objectives are considered reasonable), and the policies contained in the Draft Sustainable Rural Housing Guidelines and the National Spatial Strategy which seek to direct tourist facilities/accommodation and residential development into/adjacent to existing settlements, where they can best support the provision of services and the general economic vitality of the settlement.  The proposed development would militate against the existing rural environment and the proper development of nearby towns and villages and would, therefore, contravene the development objectives as set out in the Development Plan and be contrary to the proper planning and sustainable development of the area".
